Develop With Kindle is a project management and mentorship service for people who want to take on a real estate project without having to become a developer first.
Most clients arrive without having done this before. They do not yet know which trades a project needs, whether a general contractor is required, how to read the numbers on a deal, or how to tell a property worth pursuing from one that is not. A large part of what Kindle Martin provides is teaching that — walking the client through the decisions, the sequence, the costs and the trade-offs while managing the project alongside them, so they finish the project understanding how it was done.
She acts as the client’s project manager and mentor, not as a general contractor. She does not perform construction work, does not hold a contractor’s licence and does not contract for the trades. Construction, renovation and trade work is performed by appropriately licensed and insured contractors, engaged directly by the client, who remain responsible for their own licensure, permits, insurance and workmanship.
Guidance offered about property selection, budgets, costs or feasibility is educational and advisory. Kindle Martin is not an investment adviser, broker-dealer, appraiser, accountant or attorney, and nothing provided is a recommendation to buy or sell a security or an appraisal of value. The client makes every decision and bears the outcome.
The client owns the property, funds the project, holds the contracts and retains final authority over decisions, unless a separate written agreement expressly provides otherwise.
