What are we buying? What can we realistically do with it? What will the work cost? Where does it make sense to spend? What does the market support? And does the opportunity still make sense once we understand what it will actually take?

The goal isn’t simply to complete a project. It’s to make good decisions all the way through it.

I’ve developed and sold real estate, which means I approach a project from the position of someone who has had to make the calls, manage the tradeoffs, solve the problems, and live with the economics on the other side.
